1. Home Warranties and Radon: The Short Answer
Standard home warranty policies do not cover radon. Not the testing, not the mitigation, and not the ongoing maintenance of a radon system. This catches many homeowners off guard, especially those who purchased a home warranty expecting it to cover all household issues.

3. New Home Builder Warranties and Radon
If you purchased a new construction home with radon-resistant features (RRNC), the builder's warranty may cover those specific components for a limited period, typically one year for workmanship and longer for structural elements.
However, builder warranties generally do not guarantee specific radon levels. They cover the quality of the installation (was the pipe properly sealed, was the membrane correctly installed) but not the outcome (is the radon level below 4 pCi/L). If the RRNC components were installed correctly but radon levels are still elevated, the builder is typically not obligated to install additional measures.
If your new home has RRNC features and testing shows elevated radon, the solution is usually to activate the passive system by adding a fan. This cost ($300 to $800) falls to the homeowner unless the builder specifically agreed to guarantee radon levels in the purchase contract.
4. Radon System Manufacturer Warranties
The radon fan is the only component of a mitigation system likely to need replacement during the system's lifetime. Most radon fan manufacturers offer warranties of 5 to 10 years covering defects in materials and workmanship.
Major radon fan manufacturers like RadonAway and Festa typically warrant their fans for 5 years, with some models carrying longer warranties. The warranty covers the fan itself but not the labor to replace it.
Keep Your Documentation
To make a manufacturer warranty claim, you will typically need the model number, serial number, purchase date, and proof of purchase. Save the documentation your mitigation contractor provides at installation. Some manufacturers also require registration of the product within a specific timeframe to activate the warranty.
The PVC piping, fittings, sealant, and manometer used in a radon system are standard construction materials that rarely fail. These components are not typically covered by a specific warranty because they do not wear out under normal conditions.
5. Radon Contractor Warranties
This is where the most meaningful warranty coverage for radon comes from. Reputable radon mitigation contractors offer two types of warranties:
Workmanship Warranty
Covers the quality of the installation work, typically for 1 to 5 years. If a pipe joint separates, a seal fails, or the system develops an installation-related issue, the contractor will repair it at no cost. This protects you from defective installation.
Performance Guarantee
Guarantees the system will reduce radon below a specified level, usually 4 pCi/L. If post-mitigation testing shows the system did not achieve this level, the contractor will make modifications at no additional cost. This is the most important warranty to have.
Always get the contractor's warranty terms in writing before work begins. Ask specifically about the performance guarantee threshold, the warranty duration, and what is covered versus what is excluded. A contractor who will not guarantee results below 4 pCi/L should raise questions.
6. Budgeting for Radon Without Warranty Coverage
Since home warranties and insurance do not cover radon, it is important to understand the lifetime costs so you can budget accordingly.
Testing: $15 to $30 for DIY kits every two years, or $125 to $250 for professional testing. Budget $15 to $30 annually for routine monitoring.
Mitigation installation: $800 to $2,500 one-time cost. This is the largest expense and happens once. Many contractors offer financing options.
Electricity: The radon fan runs continuously and uses about $50 to $100 per year in electricity, depending on the fan size and local rates.
Fan replacement: Radon fans typically last 8 to 12 years. Replacement cost is $300 to $600 including installation. Set aside $30 to $50 per year as a maintenance fund for eventual replacement.
Total annual cost of ownership: Approximately $100 to $200 per year after the initial installation.
